What is a Folly?

The dictionary defines “folly” as a foolish action, practice, idea; an absurdity. But in John DeCiantis’ world, a folly is a structure conceived, designed, and built firstly for the sheer fun of it, and secondly (maybe) to suit a purpose: garden shed, pool house, meditation room, studio, or guesthouse.

John’s extensive 35-year experience in the construction industry – coupled with a sense of the whimsical and a willingness to travel anywhere in the world – gives him the ideal perspective and freedom from which to see your folly, conceive it, design it, and bring it magically to life. From the big picture to small details, John is an interpreter of dreams.

Founded by John DeCiantis in 1973, the Company grew from a small repair and remodeling firm into one of New England’s most respected remodeling and restoration experts. The Deciantis Method

Catering to the clients’ needs and establishing the kind of confidences we both require in the early stages of a remodeling project is what DeCiantis Construction is geared to do with The DeCiantis Method. DeCiantis has adopted a 7-step system that takes clients through the remodeling process in such a manner to minimize the trepidation that all clients experience.

The DeCiantis Method serves several purposes. It can:

  • Provide one stop shopping-we provide the whole package, from design through completion of the client’s dream
  • Accelerate Project completion-Save time with proper coordination in the design/build elements.
  • Control over both design and build gives us the ability to assign or change priorities to get the job done.
  • Save money during the course of the project
  • Help clients reach their desired goals without making disappointing compromises during the course of the project.

 

DeCiantis maintains that a project is most successful when clients secure their remodeler at the beginning of the project so that it can work with other professionals in developing a successful plan for the client

The DeCiantis Method includes seven phases (click on a phase below for more information):
Initial Consult

In this first phase of a project, three significant meetings take place during which DeCiantis Construction addresses the client’s needs, wants and wishes and the project specifications (scope) of work to attain their goals. A site evaluation is completed. It is discussed with the client our design capabilities and the feasibility of their project. From these initial meetings a solid communication system is established between client and DeCiantis Construction. With this system in place, it helps us achieve our goal of seamless delivery of a job well done. It is key to enable the appropriate individuals to have access to the pertinent information. The Conceptual Plan, Preliminary Project Specifications (Scope) and the first preliminary budget are prepared.

Design Contract and Budget

The existing conditions and conceptual plan is developed in Chief Architect. The preliminary budget is revised and desired products are addressed. At this stage key subcontractors are consulted for input on the preliminary design, as needed. Clients will also gain possession of the Product Selection Manual, which is a comprehensive outline of the products the client will need to select. Clients use this valuable book to select products for the project, from plumbing fixtures to flooring and counter surfaces.

Project Specification( Scope)

A meeting is arranged to go over working drawings with comprehensive specifications. Revisions are made to drawings upon completion of the meeting. The client is introduced to the possible turmoil timeline. If the design and budget number, usually within 20% of contract price is approved, we go to contract.

Product Mobilization

The project can now be introduced to the Production Team, which is mobilized to prepare for construction. A pre-construction checklist is completed to be sure any concerns of the clients are met, i.e. parking, dumpster, landscaping protection, dust, etc. Subcontractors and suppliers are notified. A Pre-Construction meeting will take place at the project site; those to be included in such meeting include Sales, Lead Carpenter, Subcontractors and clients. The site will be prepared for commencement.
